Five regions, and the housing stock is different in every one. What follows is what each region actually needs — not a list of towns with the name swapped out.
Stock is held in four locations across these regions, so a warranty call or a replacement sash is not a drive from Kitchener every time.
Waterloo Region & Guelph
Older masonry with a lot of original wood frames, and heritage guidance in parts of Waterloo and Galt. Brick-to-brick is the right call more often here than anywhere else we work.
The housing stock
Pre-war brick semis and detached in Kitchener and Galt, post-war bungalows through Waterloo, and a large stock of 1970s–80s detached in Cambridge. Original wood frames are common and often still structurally sound.
What to watch for
Heritage guidance applies in parts of Waterloo and in Galt’s conservation districts. It does not always require a permit — listed is not the same as designated — but it does change what you are allowed to fit.
How we install here
Brick-to-brick is the right call more often here than anywhere else we work, because the frames are old enough that a retrofit would seal a problem in rather than fix it.

What to watch for
In the newer Halton subdivisions the frame is usually fine and the failure is the sealed unit: fogging between panes, failed spacer bars. That is a different job, and a cheaper one, than a full replacement.
How we install here
Retrofit suits most of Halton. Hamilton’s older openings need to be assessed individually — a century-old frame that looks sound from inside can be soft at the sill.

Toronto & Peel

Everything from Victorian semis in the old city to 2000s towns in Brampton and Mississauga. The constraint here is more often paperwork than product.
What to watch for

We prepare the board package and the heritage submission. Budget extra calendar time for approvals rather than for the work itself.

York & Simcoe
The 400 corridor. Late-1990s and 2000s subdivisions where the original units are reaching end of life together, and north of Barrie the wind exposure makes air leakage the number that matters, not glass.

What to watch for
These homes were built together and their windows are reaching end of life together. When one unit on a house has failed, the rest are usually within a couple of years of it.
How we install here
North of Barrie the exposure changes what matters. Air leakage does more damage to comfort than glass performance does, so the install detail carries more weight than the spec sheet.

Durham Region
Heavy 1970s to 1990s builder stock, much of it on its second set of windows already. Aluminium-clad and early vinyl frames that were retrofitted once and lost glass area doing it.

What to watch for
A lot of this stock is on its second set of windows already — aluminium-clad or early vinyl fitted as a retrofit in the 1990s and 2000s, which gave up glass area to do it.
How we install here
Where a previous retrofit has already narrowed the opening, brick-to-brick is often the only way to get the light back. We will tell you when it is worth it and when it is not.
